LETTING GUIDELINES FOR TENANTS
Viewing
Kingston Behague will be pleased to arrange appointments for you
to view selected properties at mutually convenient times with
one of our representatives who will be able to provide further
advice and deal with any queries you may have.
Application
Having chosen a suitable property you will need to complete a
written application and offer to rent form.
References
Kingston Behague will take references on behalf of the landlord
through Homelet Referencing Co.. When returning the completed application
form to us it will be necessary to include a cheque for £60.00
(inc Vat) per person included in the application. In the case of
a married couple a fee of £60.00 will apply to the main income
earner and a fee of £13.00 in respect of his/her spouse.
Tenancy Agreement
Assuming references are satisfactory we will then prepare a Tenancy
Agreement on the basis of a six month Shorthold Assured Tenancy.
This period could however be extended with the consent of both
landlord and tenant.
Rent
Rents are normally quoted on a calendar month basis and are exclusive
of Council Tax, Water Rates and other utility outgoings. The first
month's rent will be due in advance of taking occupation and thereafter
due monthly in advance by standing order.
Deposit
A security deposit normally equal to about six weeks rent will
be required prior to occupation to cover breakages, dilapidations
or deductions due. This will be held by Kingston Behague as stakeholder
and returned to you at the end of the tenancy assuming the property
is left in the same condition as at the start of the tenancy.
Costs
The tenant is responsible for the cost of the Tenancy Agreement
at a charge of £120, which is payable prior to the start
of the tenancy and covers check-in and check-out procedures. If
an Inventory is required there may also be an additional charge
for this at the check-in stage.
